Agreement  
Leap Escapes facilitates short-term holiday rentals of properties listed on its website, providing marketing, booking, and liaison services as agents for the property owners. The rental contract is solely between you and the owner, governed by these booking conditions. By booking, you offer to enter into a contract with the owner, which is confirmed upon receipt of a booking confirmation from Leap Escapes. The contract is subject to these terms, governed by English law and the jurisdiction of English courts.
‍Payment 
A non-refundable deposit of 30% of the total cost (or an alternative agreed sum) is required within 48 hours of booking confirmation. The booking is not fully secured until the deposit is received. The remaining balance is due 28 days prior to your holiday, or in full if booked within that period. An Accidental Damage Waiver is payable with the balance. Failure to pay on time will result in cancellation and forfeiture of the deposit, unless prior arrangements are made.
‍Cancellations
Cancellations must be communicated immediately. Deposits are non-refundable if cancelled more than 28 days before arrival. If the property is relet for the same period, a refund minus a £40 admin fee may apply. Cancellations within 28 days incur full liability for the rental cost. We recommend obtaining cancellation insurance.
‍Covid-19 Cancellation Policy  
We offer flexibility regarding cancellations due to Covid-19. In the event of local lockdowns or travel restrictions due to Covid-19, you may receive a full refund or be offered alternative dates.
‍Hirer’s Responsibilities
The hirer must care for the property and leave it clean and tidy. Damages must be reported immediately. Leap Escapes reserves the right to charge for damages beyond normal wear and tear. A strict no smoking policy is in place, and any illegal activities may result in immediate termination of the booking.
Arrival and Departure
Properties are available from 4pm and must be vacated by 10am unless otherwise arranged. Late departures may incur a £50
fee.
Occupancy Limits
Occupancy must not exceed the property's stated capacity, as stipulated in the description
 Key arrangements & Access
This information will be provided 24 hours prior to your stay, along with a guest guidebook.
Utilities  
Electricity and gas charges are included. Bed linens and towels will be provided. Check if firewood is supplied for wood burners.
Property Rules 
Strictly no smoking inside any property. Familiarise yourself with additional property-specific requests in your digital guidebook.
Electric Vehicles  
Please check for charging availability prior to booking.
Dogs 
Dogs are permitted in select properties with conditions. They must not be allowed on furnishings or left unattended. A £25 fee will apply if additional cleaning is needed. Confirm with Leap Escapes regarding any assistance dogs.
